  • Homes are taking longer to sell: 120 days to pending (Zillow) and 114 median days on market (Redfin), nearly double last year’s pace.

  • Inventory is elevated, with 1,386 homes for sale (Zillow) and 144 new listings in August.

Redfin ranks Galveston as less competitive, with most homes selling below asking and only 1.9% of sales closing above list price.

Rental Market

  • Zillow’s rental index (ZORI) shows average rents at $1,410, modestly up 0.6% month-over-month and 2.2% year-over-year—steady growth despite softness in sales.
